Red Feather Lakes and Surrounding Communities

 Crystal Lakes – elevation 8,400 to 10,000 feet

– 1600 platted lots on 4800 acres. Includes one large reservoir (Crystal Lake aka Panhandle Reservoir), with the North Fork Cache La Poudre River runs through, and seven  smaller lakes.
– Road & Rec HOA ($665 per year) – provides summer road grading, winter snow plowing to driveway, stocks trout in all lakes, maintains green space and hiking trails.
– Water & Sewer HOA ($445 per year for improved lots, $245 for unimproved lots) – provides maintenance of Panhandle dam and maintains surface water impoundments under Water Augmentation Plan. Outside water use from private domestic wells is not permitted. All wells must be metered and usage reported annually to the HOA (there is no additional charge for usage — reporting is a requirement of the Water Augmentation Plan).
– Approximately 800 cabins/homes (100 of which are in use year-round and the rest are seasonal vacation homes). Unimproved lots may be camped on for 5 months cumulative per calendar year.
– Average snowfall 60-90”, with the majority in March and April. May not melt completely until end of May.

 Red Feather Lakes – elevation 8,400 feet

– Platted as a “city” in 1920s. Very small lots, many without running water or indoor plumbing due to the small lot size and county regulations requiring 100-foot separation between wells and septic system outlets.
– Several small fishing lakes. Fishing memberships are available to residents and non-residents for an initial fee plus annual membership fee.
– No HOA fees in most areas. High Country Estates has an owner’s association and provides water and sewer service with an HOA fee.
– Average snowfall similar to Crystal Lakes, but more likely to melt off earlier in the spring.

Fox Acres – elevation 8,400 feet

– Country club community with golf course.
– $500 per month HOA fees with additional fees for attached dwellings.
– Membership in the golf course club is an additional fee per year, but membership is optional.
– Social memberships are available at a reduced annual rate to access club house, restaurant, six rounds of golf, fishing, and tennis.
– Average snowfall is similar to Crystal Lakes, but more likely to melt off earlier in the spring

 Red Feather Highlands – elevation 7,500 to 8,000 feet

– Separate development with limited HOA services at a $100 fee. Road association provides limited summer grading and winter plowing.
– Average snowfall somewhat less than Crystal Lakes, more likely to melt quickly.

 Glacier View Meadows – elevation 7,000 to 8,000 feet

– 970 platted lots on 6000 acres. Three small fishing ponds.
– Road & Rec HOA ($400 per year) – provides summer road grading, winter snow plowing to driveway, stocks trout in all ponds, maintains green space and hiking trails.
– Water & Sewer HOA ($234 per year for improved lots, $117 for unimproved lots) – provides maintenance of surface water impoundments under Water Augmentation Plan. Outside water use from private domestic wells is not permitted. All wells must be metered and usage reported annually to the HOA (there is no additional charge for usage — reporting is a requirement of the Water Augmentation Plan).
– Approximately 550 cabins/homes, mostly year-round use with limited seasonal vacation homes. Unimproved lots may be camped on for 6 months cumulative per calendar year.
